As of Autumn 2007 the Government has introduced a blanket requirement for sellers of houses with 3 or more bedrooms to commission a Home Information Pack (HIP) prior to actively marketing the property.

A similar requirement will follow for all homes.

The primary requirement of the pack is the provision of an EPC (Energy Performance Certificate) detailing issues such as insulation and heating systems to a property, then offering general guidance on how the running costs of the house can be reduced by simple measures
