Landlord Fees

  • Tenant Find Only Service £420 (incl. VAT)*
    *or 50% of the first full month’s rent (+VAT) whichever is the greater.
  • Includes:
  • Full marketing and advertising costs (including digital marketing).
  • “To Let” board.
  • Provision of Tenancy Agreement or Licence to occupy.
  • Accompanied viewings (where applicable).
  • Full photographic inventory of contents and condition.
  • Collection and remittance of initial month’s rent received.
  • Providing tenant(s) with method of payment.
  • Deduction of any pre-tenancy invoices.
  • Advising all relevant utility providers of changes.
  • Fully Managed Service £250 (plus VAT) set up fee and 10% (plus VAT) PCM from the gross monthly rent
  • Includes:
  • Full marketing and advertising costs (including digital marketing).
  • “To Let” board.
  • Provision of Tenancy Agreement or Licence to Occupy.
  • Accompanied viewings (where applicable).
  • Full photographic inventory of contents and condition.
  • Advising all relevant utility providers of changes.
  • Collection and remittance of each month’s rent collected throughout tenancy term.
  • Providing tenants with method of payment.
  • Pursuing non-payments of rent and provide advice on rent arrears action.
  • Inspection of the property periodically to ensure compliance with the terms of the tenancy.
  • Arranging routine repairs and instruct approved contractors
  • Deduction of any pre-tenancy and post tenancy invoices
  • Making any HMRC deductions where appropriate
  • Attending the property to carry out a final inspection at the end of the tenancy
  • Additional non-optional fees or charges (irrespective of level of service)
  • Energy performance certificate (EPC)
    A charge of £90.00 (incl. VAT) will be payable should the Landlord engage the services of Robert Ellis & Co Ltd to carry this out.
  • Legionella risk assessment report
    A charge of £90.00 (incl. VAT) will be payable should the Landlord engage the services of Robert Ellis & Co Ltd to carry this out.
  • Duplicate statements of account
    Duplicate statements can be provided for a charge of £24.00 (incl. VAT) for any 12 month period.
  • Landlord’s request to withdraw instructions to proceed with tenancy application
    If instructions are given to proceed with a proposed tenancy and subsequently withdrawn by the Landlord, a charge of £114.00 (incl. VAT) will become payable.
  • Tenants purchasing the property
    Should the tenant(s) buy the property and reach legal completion, a fee of 1% of the final sale price (+ VAT) will become payable.
