Landlord Fees
FULLY MANAGED SERVICE:
- A “Set Up fee” of £300.00 (including VAT) payable at the commencement of each Assured Shorthold Tenancy
plus - A monthly management commission of 12% (including VAT) of the gross monthly rent.
THE FULLY MANAGED SERVICE INCLUDES THE FOLLOWING:
- Full marketing and advertising costs (including digital marketing).
- “To Let” board.
- Provision of Tenancy Agreement or Licence to occupy.
- Accompanied viewings (where applicable).
- Full photographic inventory of contents and condition.
- Advising all relevant utility providers of changes.
- Collection and remittance of each month’s rent collected throughout the tenancy term.
- Providing tenant(s) with a method of payment.
- Pursuing no-payments of rent and providing advice on rent arrears action.
- Inspection of the property periodically to ensure compliance with the terms of the tenancy.
- Arranging routine repairs and instructing approved contractors.
- Deduction of any pre-tenancy and post-tenancy invoices.
- Making any HMRC deductions where appropriate.
- Attending the property to carry out a final inspection at the end of the tenancy.
ADDITIONAL NON-OPTIONAL CHARGES:
Duplicate statements of account:
Duplicate statements can be provided for a charge of £24.00 (including VAT) for any 12-month period.
Tenants Purchasing the Property:
Should the tenants buy the property and reach legal completion a fee of 1% plus VAT will become payable.
ADDITIONAL OPTIONAL CHARGES:
Energy Performance Certificate (EPC):
£90.00 (inclusive of VAT and administration charge) should the Landlord engage the services of Robert Ellis to renew an
Energy Performance Certificate.
Landlord’s Gas Safety Record:
£90.00 (inclusive of VAT and administration charge) should the Landlord engage the services of Robert Ellis to renew the
Landlord’s gas safety record.
“Panel Contractor” Administration Charge:
An administration charge of 10% (+ VAT) will be applied to all invoices due for settlement issued by our approved panel
of maintenance contractors.
Legionella Risk Assessment:
£90.00 (inclusive of VAT and administration charge) should the Landlord engage the services of Robert Ellis to carry out a
Legionella Risk Assessment report.
Insurance Backed “Rent Guarantee” Policy:
£240.00 (inclusive of VAT and administration charge) should the Landlord instruct Robert Ellis to arrange a rent
guarantee policy.
Resigning Charges for All Subsequent Assured Shorthold Tenancies:
£60.00 (inclusive of VAT) should the Landlord require the preparation and signing of any subsequent Assured Shorthold
Tenancy Agreements.

TENANT FIND ONLY SERVICE:
- £594.00 (including VAT) or 50% of the first months rent (plus VAT) whichever is the greater.
