We provide a range of services for landlords in Nottingham, from marketing and tenant vetting to full property management. Whether you have a single rental or a portfolio, our fees are transparent, ensuring you know exactly what to expect.

Fully Managed Service

A ā€œSet Up feeā€ payable at the commencement of each Assured Shorthold Tenancy

Ā£420.00 (VAT included)

A monthly management commission of the gross monthly rent.

12% (VAT included)

The fully managed service includes the following:

  • Full marketing and advertising costs (including digital marketing).
  • ā€œTo Letā€ board.
  • Provision of Tenancy Agreement or Licence to occupy.
  • Accompanied viewings (where applicable).
  • Full photographic inventory of contents and condition.
  • Advising all relevant utility providers of changes.
  • Collection and remittance of each month’s rent collected throughout the tenancy term.
  • Providing tenant(s) with a method of payment.
  • Pursuing no-payments of rent and providing advice on rent arrears action.
  • Inspection of the property periodically to ensure compliance with the terms of the tenancy.
  • Arranging routine repairs and instructing approved contractors.
  • Deduction of any pre-tenancy and post-tenancy invoices.
  • Making any HMRC deductions where appropriate.
  • Attending the property to carry out a final inspection at the end of the tenancy.

Tenants Purchasing the Property

should the Landlord engage the services of Robert Ellis to renew the Landlord’s gas safety record.

ā€œPanel Contractorā€ Administration Charge

An administration charge of 10% (+ VAT)

will be applied to all invoices due for settlement issued by our approved panel of maintenance contractors.

Legionella Risk Assessment

Ā£90.00 (inclusive of VAT and administration charge)

should the Landlord engage the services of Robert Ellis to carry out a Legionella Risk Assessment report.

Tenancy Deposit Protection

An annual fee of £24.00 (including VAT and administration charges)

Resigning Charges for All Subsequent Assured Shorthold Tenancies

Ā£90.00 (inclusive of VAT)

should the Landlord require the preparation and signing of any subsequent Assured Shorthold Tenancy Agreements.

Robert Ellis and Co ltd is a member of “Propertymark” and as such is governed and covered by its client money protection scheme, full details on request.

Tenant Find Only Service

Tenant find only service – Ā£714.00 (inc VAT) or 50% of the first months rent on rents over Ā£1500.00 (plus VAT) whichever is the greatest.

The tenant find only service includes the following:

  • Provision of Tenancy Agreement or Licence to occupy.
