Applying for a Robert Ellis Property to Let
When applying to let one of our properties please complete theĀ tenant application formsĀ and return them to your nearest office with the below documents:

- 1 X PROOF OF CURRENT ADDRESS (UTILITY BILL, BANK STATEMENT)
- 3 MONTHS COPY BANK/BUILDING SOCIETY STATEMENTS AND PAYSLIPS OR RELEVANT FUNDING LETTER
- 1 X PHOTOGRAPHIC IDENTIFICATION (UK OR IRISH PASSPORT)
- 1x DRIVING LICENCE AND ACCOMPANYING DOCUMENT (LIST AVAILABLE ON REQUEST)
OR
- 1 X NON-UK PASSPORT/BIOMETRIC RESIDENCY CARD AND GOVERNMENT SHARE CODE
Please be aware that any/all adults aged 18 or over must complete this application form to apply for a property with Robert Ellis.
Once we have received your application these will be put forward to the landlord. NB incomplete forms/missing documents will not be submitted to the landlord.
If the landlord accepts your application, we will send you a āholding deposit formā which will need to be signed and returned to the office, shortly after this has been received a holding deposit equivalent to one weekās rent will then be due to proceed to referencing. Once we have your holding deposit, current legislation stipulates that the necessary paperwork should be completed within 15 days, or such longer period as might be agreed.

New assured shorthold tenancies (asts) signed on or after 1 june 2019
Holding Deposit (per tenancy)
This is to reserve a property. Please note: This will be withheld if any relevant person (including
any Guarantor(s) withdraw from the tenancy, fail a right to rent check, provide materially significant false or
misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantor) within 15 calendar days
(or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under Ā£50,000 per year)
This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from the Rent Due Date until paid, in order to pursue non-
payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or Other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks
needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, Landlord or
any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of
Ā£15 per hour (inc VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenantās Request)
To cover the costs associated with taking Landlordās instructions as well as the
preparation and execution of new legal documents.
Change of Sharer (Tenantās request)
To cover the costs associated
with taking Landlordās instructions, new tenant referencing and āRight to Rentā checks, deposit registration as well
as the preparation and execution of new legal documents.
Early Termination (Tenantās Request)
Should the tenant wish to leave their contract early, they shall be liable to the Landlordās costs in re-letting the
property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will
be no more than the maximum amount of rent outstanding on the tenancy.
