The Auction Advantage
More viewings, more offers, more sales — that's the auction effect.

Once the hammer falls, the buyer is legally committed. Completion typically follows within 56 days — no months of uncertainty, no chains collapsing at the last minute.
Competitive bidding among motivated buyers often drives prices beyond reserve. You see the market's real appetite in real time — fully transparent, fully visible.
Auction buyers are pre-qualified, deposit-ready and serious. No tyre-kickers, no offers reduced after survey, no buyers pulling out a week before exchange.
The Process
We'll discuss your property, your goals and whether auction is genuinely the right route for you — honestly.
A market appraisal and a recommended reserve price you're comfortable with. You're never obliged to proceed.
Your property goes live across all major portals, our auction partners' networks, and to our investor database.
The hammer falls, the buyer pays a deposit on the day, and completion follows — typically within 28 days.

Questions
Not necessarily — competitive bidding regularly pushes results past the guide price, and several of our recent sales completed well above reserve. The reserve protects you from selling too cheap, and we’ll always be honest about realistic expectations for your property.
From instruction to completion is typically eight to ten weeks. Marketing usually runs for three to four weeks before the auction, and once the hammer falls the buyer is legally committed — completion follows within 28 to 56 days depending on the auction type.
It happens, and it isn’t the end of the road. We’ll speak to interested bidders immediately after the auction — many sales are agreed in the days that follow. If not, we’ll review the reserve and marketing with you, or help you switch to a private treaty sale at no extra cost.
Initial advice and the auction assessment are completely free, with no percentage commission. If you proceed, fees are agreed up front in writing before your property is listed — no hidden costs, no surprises.
Yes — that’s the reserve price, and it’s confidential between you and us. Your property won’t sell for less than that figure unless you agree on the day.
Not at all — tenanted properties are often ideal for auction. Investors actively look for properties with sitting tenants and income in place, and the tenancy simply transfers to the new owner on completion.
No pressure, no hard sell. Just clear advice from a local team about whether auction makes sense for you.
